Real Estate agents handle a large percentage of the transaction, so it is important to make sure you are working with an experienced Realtor. Seasoned agents tend to have “lived and learned”, so you can ensure that they will be ready to handle any issues that arise during the Real Estate transaction.

In order to avert you from making a decision you may regret, make sure you are asking your potential agent these four questions:

1. How do you choose to communicate?

Especially if you are a first-time home buyer, you will want an agent who is very prompt and educated in their communication. Not only should they be available to answer any questions or concerns, they should be able to address those concerns with thoughtful answers.

Their intuition should be sharp and on point. A good Real Estate agent will be able to calm your worries and tell you what the other side might be thinking.

Not only should the content of their communication be solid, so should the delivery. You should be able to reach your agent by text, e-mail, and phone. Likewise, your agent should be able to tell which form of communication you are most comfortable with. Some people like to hear a voice on the other end, others may prefer having everything in writing to refer to.

2. How many deals have you closed in the past year?

This question can get a bit involved, but it is the easiest way to figure out how experienced your agent is. You also want to make sure you are working with an agent who is knowledgeable in the Real Estate world and knows the local market and current trends. However, don’t dismiss an agent for being fairly new, especially here at S&D where we pair our new Realtors with experienced Realtors. This allows you to have an experienced agent on your side while the new generation of Real Estate gets a front seat. 

Also, be sure to ask them what type of property they have experience with, and the location/area they typically work with.

3. How do you deal with inspection negotiations?

If they are able to tell you three current scenarios where they came out on top, it is likely this agent is a keeper. You should be seeing some of your money back during this process, but it is all dependent upon how hard your agent will advocate for you.

4. How long is your contract?

There are different types of listing agreements in Florida Real Estate. Make sure you are aware of the contract stipulations and guidelines.

Your agent should be able to go over this contract with you and address any concerns you many have before signing.

After asking these four questions, you should have a better feel if this is the right agent for you.
