It is truly amazing what simple changes you can make to cause a massive difference. Even if you only do one or two of these changes your house should sell faster and maybe for more than it would have.
Spruce Up the Yards
The front yard is the first impression and you want to make a good one to make potential buyers want to see the inside. By cleaning up the yard, spreading grass seed, and adding some flowers, you can really wow buyers before they even walk through the door. Don’t stop at the front yard though. The back yard is essential for buyers who love outdoor entertaining. Ensure that the grass is as green as possible, add some lawn furniture, clear away the clutter, and add some plants or flowers.
Hardwood Floors for the Win
Hardwood floors are all the rage right now and it doesn’t look like it is a fad that is going away anytime soon. However, real hardwood floors are expensive so you could always go with laminate floors or even tile that look like wood. In fact, tile “wood” floors are gaining in popularity and they are much cheaper than real hardwood. Long story short, keep the carpet to a minimum.
Paint & Wash the Walls
If your walls have seen better days, show them some love by either washing them or just repainting them. If you are going to repaint them, always go with neutral colors like light beige. These colors are not distracting, they are typically going to please buyers, and it will be one less thing the buyers will have to change. So, when you go to Home Depot or Lowes, avoid the hot pink.
Clean Out the Cabinets
When your house is being shown, you are going to want to show off your storage. So in order to do that effectively, take out just about everything. You want to show people your storage, not your clutter. Plus, you are moving anyway so this would be just one less thing to pack.
Fix Windows & Doors
If you have a broken window or door you will, definitely, want to fix it before showing your house. When buyers see something that is broken it really shows the age of the home and all the wear and tear the home has been through.
Update Your Lighting
Old fixtures are out-of-date and make the house look dated. By replacing all the lighting with modern fixtures or canned lighting, you will make your house appear newer.
